As we move through November 2025, Chattanooga’s real estate market feels steady, a little slower in pace, and full of opportunity for people who are clear on their goals. Prices aren’t racing upward like they did a couple of years ago, but they’re not falling apart either.
Right now, the median sale price in Chattanooga is sitting around $350,000, up just a touch—about a third of a percent—from this time last year. Homes are taking longer to sell than they did during the “blink and it’s gone” years. Depending on which source you look at, we’re seeing somewhere between about 35 and 50 days on market for many properties, with some neighborhoods moving faster and others taking a bit more time.
Zillow’s home value index puts the average Chattanooga home value at roughly $316,600 and notes that values are down by less than one percent over the past year. Even with that small dip, the typical home still goes under contract in around a month.
Put all of this together and you get a very clear picture: Chattanooga is in a stable, balanced market. It’s not a frenzy, it’s not a fire sale; it’s a thinking person’s market. And that can be a very good thing for both buyers and sellers.
If you’ve been sitting on the sidelines waiting for things to calm down a little, this is a much friendlier environment than what we saw in 2021–2022.
You’re not having to compete with 10 offers on every house, and you have more time to compare neighborhoods and think through your decision. Prices are fairly steady, and you’re buying into a market that has proven itself to be resilient over the long term.
That said, the really good homes are still getting attention. In areas like North Chattanooga, Southside, St. Elmo, and some parts of East Brainerd and Ooltewah, the homes that are well priced and well presented can still move quickly. Those are the properties where you want to be prepared, pre-approved, and ready to act when the right one hits.
One thing I’m encouraging buyers to focus on right now is structure, not just rate. Rates are higher than the ultra-low years we all remember, but there are still smart ways to make the numbers work—buying slightly under your max, using seller credits strategically, and working with local lenders who understand our market and can help you choose the right loan, not just the lowest advertised rate.
If you’re relocating to Chattanooga, this market actually plays in your favor. You have options, you have time, and with the right guidance you can land in a neighborhood that truly fits your life instead of just grabbing whatever’s available.
For sellers, the message is simple: serious buyers are still out there and they are still willing to pay fair value for a good home.
Chattanooga homes are selling, on average, for very close to their list price—roughly 98% of asking in many reports. That tells me buyers aren’t expecting huge discounts; they’re just expecting realistic pricing and a home that shows well.
What has changed is that buyers are more selective. This is no longer the market where you can overprice by 5–10% and expect people to line up anyway. Presentation and pricing are carrying more weight:
Clean, uncluttered spaces and good photos matter.
Curb appeal and basic maintenance matter.
Pricing based on your specific neighborhood and condition—not just an online estimate—matters.

East Brainerd and Ooltewah – Popular with families looking for space, newer construction, and convenient access to schools and shopping.
Hixson – Offers strong value, lake access, and an easy commute to downtown.
St. Elmo and the Lookout area – Historic charm, renovated homes, and a lot of personality.
Each of these submarkets behaves a little differently. Days on market, list-to-sale ratios, and price expectations can shift quite a bit from one zip code—or even one street—to the next. That’s why a local, hands-on approach matters so much right now.
If I had to sum up November 2025 in one phrase, it would be this: smart, steady, and opportunity-driven.
For buyers, this is a good moment to step in without the chaos of a bidding war on every property. For sellers, it’s a market that still rewards good preparation and realistic pricing.
What I don’t recommend is making big decisions based on fear or headlines alone. National stories rarely match what we’re experiencing on the ground here in Chattanooga.
